More tips for an air-tight building

The 2009 International Building Code (Section 1403.2 Weather Protection) requires that exterior walls provide buildings with weather resistant exterior wall envelopes. A continuous weather barrier is key to meeting that standard.

As discussed in our previous post, proper detailing during air barrier installation will ensure an air-tight building.  Following are a few more tips that apply to both sheet- or fluid-applied weather barrier installations.
  • Properly flash all expansion joints.  Buildings are designed to move in certain locations and the air barrier must allow for movement without compromising the air tightness of the building.
  • Tie the building to the foundation waterproofing system.  This ensures continuity and an air-tight system.
  • Flash all inside and outside corners per manufacturers recommendations.
  • Use only approved sealants and accessories with air barrier.
  • Compatibility.  Contact the manufacturer to ensure compatibility of air barrier and other products and substrates.
Next post, we’ll cover how substrate preparation can make or break an air-tight building envelope.
